Interstate Equities Corporation (IEC) was formed in 1981 to serve as corporate General Partner in commercial real estate investment partnerships. IEC was incorporated by James and Deborah Boyd to build upon their private commercial real estate investing dating back to 1973 and remains wholly owned by the Boyd family. IEC’s first office was opened at 3000 Sand Hill Road.
IEC has acquired over 80 separate commercial properties. IEC simultaneously raises capital for pools of property from high net worth individuals, institutional investors and joint venture partners. Typical investments are in the form of property pools or Umbrella Partnerships. This vehicle accommodates individuals investing new equity or performing IRS Section 1031 tax deferred exchanges from outside sources as well as from the sale of IEC sponsored assets. All properties are managed, maintained and leased by the IEC team of about 75 employees.
IEC was one of the few real estate syndication firms to survive the 1980’s and early 1990’s because of sound strategic planning and basic real estate investment principles. In all cases, we employ sound principles of selecting, buying, selling and managing properties. As a result of our strategies, we are poised to profit even during a down-cycle in the real estate market. The general partner participates in all investments along side our limited partners and no property has ever been lost to foreclosure. These strategies have successfully reduced the risk of capital loss to investors and resulted in significantly greater investment results than the industry average.
